After over two decades of calling Lake Oconee home and 24 years as Realtor, I have seen firsthand how much the market can evolve. From post-recession slowdowns to the pandemic surge and now the shift into a more balanced landscape, what is certain is every market is different, and success depends on understanding its rhythm.
As we step into the second half of 2025, both buyers and sellers are navigating a more thoughtful, data-driven market. While the frenzy of bidding wars has calmed, we are far from a standstill. Properties may be sitting longer, but this is still not 2016–2018 when many homes remained unsold for 450+ days. Today’s market calls for a smarter, more strategic approach and one grounded in local knowledge and experience.
A Market Moving Toward Balance
The Lake Oconee real estate market is no longer tipped sharply in favor of sellers or buyers. We’re in a more balanced phase, with selective buyers taking more time to evaluate and sellers needing to be more strategic in how they price and present their homes.
For Sellers:
Expect more questions and fewer offers out of the gate. Gone are the days of instant bidding wars, but desirable, well-priced properties are still moving especially those in top locations offering popular amenities. Strategic pricing is not about underpricing your property but understanding how your home stacks up against the competition.
For Buyers:
You finally have some breathing room. Inventory has loosened, negotiation is back on the table, and you can explore more options. But don’t wait too long as desirable properties still go quickly when priced and marketed well.
Interest Rates Continue to Influence the Market
Interest rates—still hovering in the mid-6% to low-7% range, remain a critical factor. While not as jarring as late 2023, they’ve reshaped what buyers can afford and what sellers are willing to let go of.
For Buyers: Get creative with your financing. Many lenders are offering rate buydowns, adjustable-rate mortgages, and future refinance options to help you act now and save later.
For Sellers: You may be holding onto a historically low rate, but lifestyle needs often outweigh financing decisions. If you’re considering selling, know that buyers are still active especially in lifestyle communities like ours.
Inventory Will Remain Tight—But Not Frozen
Even with an uptick in new construction, we are not close to a surplus. Nationally, boomers are staying put longer while Millennials and Gen Z flood the market. Here at Lake Oconee, the draw of golf, lakefront living, and community keeps demand high especially for properties that are priced strategically.
