From Quiet Retreat to Thriving Destination: A Conversation on Lake Oconee’s Future

Lake Oconee is experiencing a season of remarkable growth. New construction, shifting demographics, and expanded infrastructure are transforming the area yet its charm, natural beauty, and quality of life remain intact. To better understand the forces driving this evolution and what the future holds, I sat down with David DuBois, Economic Development Director for Greene County, for an in-depth conversation.

Riezl: Greene County has seen significant growth in recent years. What factors are driving that?

David: Our location, our natural beauty, and the fact that many people are leaving larger cities to enjoy a community like ours with amenities and a great quality of life. Those are the big draws.

Riezl: How would you describe the current economic landscape in Greene County and the Lake Oconee area?

David: It’s evolving. We are definitely seeing more people moving here and the demographics are changing. Growth is equivalent to prosperity, and while we’re experiencing growth, it’s still relatively small compared to other areas, which is actually good for us. It allows us to manage growth while preserving what makes this area special.

Riezl: What are the biggest opportunities for growth right now?

David: Jobs. We need to continue creating good jobs and attracting companies that are the right fit for the area. We have a beautiful environment, and we don’t want industries that would pollute the air or disrupt our lifestyle. Our focus is on clean, responsible job growth.

Riezl: There’s talk of multiple grocery stores coming to Highway 44. Can you confirm?

David: Two Publix locations are confirmed and one is already existing, but the one near I-20 hasn’t been finalized. Beyond grocery, we’re going to see more shopping and retail coming to the area, which is a positive development. Right now, many people shop in Athens or Atlanta. In just a few years, more of those options will be available right here.

Riezl: We’ve noticed a shift in demographics from retirees to younger families and remote professionals. What trends are you seeing, and how is the county responding?

David: Absolutely, we are seeing more young families moving here. The Rivian plant, just 30 minutes from Exit 130, will play a big role in this. With 7,000 jobs projected, it will bring more young professionals and families into the area. That’s going to be very healthy for our community.

Riezl: With that growth, is there a shortage in workforce housing?

David: Yes. Right now, we have two extremes: government-assisted housing and luxury housing. What’s missing is the middle housing for teachers, government employees, and retail workers. This is a challenge across the country, but here it’s also an opportunity. Builders who create townhomes, duplexes, and moderately priced homes will find strong demand.

Riezl: Growth also puts pressure on infrastructure. What developments are in the works?

David: The Highway 44 widening is the biggest project. It will be done in four phases. The first phase, already underway, starts north of I-20 and goes south to King Drive. Eventually, it will extend all the way to Putnam County. While there’s some apprehension, it’s absolutely needed.

Riezl: How is the Development Authority working to preserve the natural beauty of Lake Oconee while encouraging growth?

David: We are very intentional. On defense, we make sure the wrong industries don’t come in. On offense, we’re recruiting clean companies. For example, we’re working on a project to buy the old Athens Tech building for a manufacturing plant that produces biodegradable polymers to replace plastic. If that company commits, it will mean more jobs and environmentally friendly growth.

Riezl: What is your pitch to businesses considering Greene County?

David: I highlight our assets: Lake Oconee, our outstanding quality of life, the presence of a major interstate, proximity to the Atlanta airport, and the Port of Savannah. These are huge advantages for both businesses and families.

Riezl: Looking ahead, what major developments can the community expect over the next 10 years?

David: The macroeconomic environment suggests continued growth for at least the next five years. The Highway 44 widening is the most significant project, with a timeline of about five years. Beyond that, we expect more retail, housing, and industry but always with a focus on smart, sustainable development.
