  4. Does the community have multiple membership or fee tiers tied to specific amenities, and is one of those amenities something you actually want access to?
  5. How does the total first-year cash outlay, not just the mortgage payment, compare once every fee is added back in?

None of these questions has a wrong answer. A buyer who wants six championship golf courses and a marina slip is often getting real value for the initiation fee. A buyer who wants a straightforward home near the lake without a club obligation is equally well served by a community built around that preference.
